About National Landing

Amazon HQ

National Landing is the name chosen for the rebranding and redevelopment of Crystal City, Pentagon City and portions of Alexandria for Amazon HQ.

The area is situated between Crystal City and Pentagon City in Arlington, Virginia and Potomac Yard in Alexandria. Within its borders are 17 million+ square feet of existing office space, 24,000 affordable housing units in a  two mile radius of the future HQ2 building, and more than 150 acres of developable land.

The state of Virginia made an investment of $195M in infrastructure in National Landing, including improvements to the existing Crystal City and Potomac Yards Metro stations, safety and accessibility, and as a pedestrian bridge between Crystal City and Reagan Airport, over a ten year period. Arlington agreed to $28M in on-site infrastructure and open spaces creation at National Landing. Crystal City will be redeveloped to offer approximately 130k square feet of retail, dining and entertainment space, including a specialty grocer and movie theatre.

Amazon projected an influx of over 3500 new households to the area and creation of more than 25,000 high-paying jobs during over 12 years. Their move into National Landing Amazon began in early 2019.

Where It Started

Amazon’s leases include 88,000 square feet of office space at 241 18th St. S, and 191,000 square feet at 1800 S. Bell St. during 2019. These were short-to-medium-term leases designed to phase out as Amazon develops sites it purchased at JBG Smith’s PenPlace, parts of Metropolitan Park at 15th and on Jefferson Davis Hwy in Pentagon City for its permanent HQ. Amazon added occupation of 258,000 square feet of space at 1770 Crystal Drive at the end of 2020.

JBG Smith is creating significant new retail space in Crystal City between late 2019 and late 2022, and will redevelop the space Amazon vacates at 1800 S. Bell and 241 18th St. at 1800 S. Bell.

Additionally, Amazon is creataing a permanent campus for Arlington Community High School, a  92 year-old alternative school . The ACH plot will be located within Pentagon City’s 1o-acre PenPlace site.  Construction is expected to be completed by the 2026-2027 school year.

Where It’s Going

In November 2021, Amazon tweaked its plan for Phase II of HQ2 in Pentagon City.

The PenPlace site (S. Eads Street & 12th St. S), . Today has been altered to address some of the issues raised by the community.

Here’s the updated plan, which Amazon says will improve the site’s connectivity, architecture and transportation.

Potomac Yard

Virginia Tech Innovation Campus

Virginia Tech begins their portion of the development in 2021 with construction of Phase I of the 300,000 SF educational and research building. The 11-story academic building will house instruction, research, office, and support spaces for masters and doctoral graduate programs focused in computer science and computer engineering. Slated for occupancy in 2024.

A new, $1B Virginia Tech Innovation Campuswill offer programs in computer science and software engineering, with specializations in domains such as technology and policy, machine learning, and artificial intelligence (AI). VTIC will include academic classrooms, startup incubator space, a research and development center, offices for industry collaboration and event space. The campus will occupy the northeast section of Potomac Yard, in a mixed-use development with access to the Potomac Yard Metro. Amazon HQ is two Metro stops away.

George Mason University is also expanding its Arlington campus to increase computing programs and advanced research in high-tech fields.

In May 2021, JBG Smith began construction on the overall Potomac Yard redevelopment project. Phase 1 of Potomac Yard will include four office towers and two residential buildings with street level retail space, in addition to Virginia Tech’s campus.
