Hollin Hills is an iconic, award-winning mid-century modern residential neighborhood designed by famed architect Charles M. Goodman. Located mostly in Hybla Valley, Virginia, the portion east of Elba Road and Rebecca Drive, was transferred to the Fort Hunt CDP for census purposes before 2010. The area lies just south of Alexandria, in the south Alexandria section of Fairfax County. Thirty-two acres of wooded parkland border Hollin Hills.

The 326-acre, neighborhood was designed by Goodman and developed by Robert C. Davenport in three phases, from the late 1940s through 1971. It is one of the DCMA’s first post-WWII developments, made up solely of detached single family homes that “bring the outside in.” About 480 houses make up Hollin Hills, which was named for the 18th-century Hollin Hall Plantation owned by George Mason. Some of Mason’s Hollin Hall plantation buildings are still standing on Sherwood Hall Lane.

The hilly farmland made an ideal plat for landscape architect Lou Bernard Voigt and Goodman, who set the modernist homes of the community on lots no smaller than one-third of an acre. Both men favored ‘open concept’ design, with as few walls and fences as possible. Many trees were retained to block sight lines, in lieu of fences, and houses were built at angles to increase privacy. As a result, the “glass homes” offer wide green views. Streets were named to complement the community name, or for the developer’s family members. Goodman’s last design was created in 1961. Davenport then used some of his own designs, complimentary to Goodman’s. Voigt died in 1953, and noted modernist landscape planner Dan Kiley took over. The seamless flow between indoors and outdoors and property to property continued to be emphasized. The developer offered a custom landscaping package to buyers for an additional $100. Some carports were designed, but no garages. You will see a number of out-buildings in the community, often used as studios.

The architectural style of Hollin Hills is protected by architectural covenants drafted into the deeds of dedication subdividing every lot.  They provide for review of designs for external renovations, additions, and other structures by a committee of the Civic Association of Hollin Hills, which is composed of Hollin Hills residents. The Design Review Committee follows published guidelines, and ensures that designs are consistent with Goodman’s original modern designs and the natural topography of each lot.

The Hollin Hills Historic District has 468 contributing buildings, five contributing sites, and three contributing structures. Hollin Hills is on the Fairfax County, Virginia, Inventory of Historic Sites and was added to the Virginia Landmarks Register in late June 2013. It was listed on the National Register of Historic Places in 2013.
